What’s been happening in the Huntsville housing market — and what does it mean if you’re thinking about selling your home?

The latest  summer real estate market data is in, and it’s a moment of opportunity for homeowners across the greater Huntsville, Alabama area. If you’re thinking of selling your home — especially in the sub-$500K range — the numbers from June 2025 offer clear signals. and July stats are not far from it either.  As a local REALTOR® and real estate agent who specializes in listings across the Huntsville metro area, I want to break it down so you can make an informed decision.

Inventory Is Rising — But So Is Buyer Activity

New listings for single-family homes in our local MLS were reported to jump 8.5% year-over-year, and inventory rose 20.5% — a sign that more homeowners are testing the market. But what’s really compelling is that pending sales also increased, up 5.5% for single-family homes and 11.5% for townhomes and condos. – On a side note, many of these sales have been new construction around Huntsville big metro area.

Buyers are stepping up, even with more homes to choose from. That’s great news if you’re preparing to list. The market isn’t one-sided — it’s active on both ends.

Median Sale Prices Are Holding Strong

In the Huntsville housing market, homes under $500,000 make up the majority of available properties — and in this range, prices remain resilient. The median sale price for single-family homes was $317,500, just a 0.5% dip from last year. For townhomes and condos, the median dropped 4.0% to $239,950.

For sellers, this means that while the days of rapid appreciation may have slowed, values remain strong and stable. Buyers are more discerning, but they’re still willing to pay for well-maintained, competitively priced properties.

 

Homes Are Taking Longer to Sell — But They’re Still Selling

This is not a secret in our local North Alabama Real Estate Market. The average days on market rose to 42 days for single-family homes (up from 38 last June) and to 92 days for townhomes and condos. This indicates buyers are more selective and taking their time. But again — they are buying.

If your home is prepped, priced strategically, and marketed professionally, it can still move quickly. In today’s market, the presentation makes all the difference.
