  • Closing costs: plan for ~2–3% of price; we’ll ask for seller credits when the house and market allow.

  • 2-1 buydown: lower payment in years 1–2 while you settle in; great for cash-flow comfort.


Where to look (quick local lens)

  • Huntsville city: mixed pace; great turnkey homes still move fast.

  • Madison city: schools + amenities; buyers are selective—offers need to be clean.

  • Meridianville / Monrovia/Harvest / Athens–Limestone: more new-build options and incentives; resale homes that show well compete just fine.
