Looking for a Loaded Home Under $535K in Madison AL 35757? This Darlington Home Has Features Buyers Usually Have to Compromise On

Home Buying, Buying a home, realtor blog post, Madison Alabama, realtor Recommended, Home buyer tips, Realtor John Wesley Brooks, Huntsville Alabama, Relocation

When buyers search homes for sale in Madison AL 35757, one of the biggest mistakes I see is comparing homes only by price and square footage.

Two homes can both be around 3,000 square feet and priced around $500,000–$550,000 and still offer very different value.

Does one have a 2-car garage or a 3-car garage?

Quarter-acre lot or nearly half an acre?

Basic covered patio or a large outdoor living area?

Standard kitchen or quartz, butler’s pantry, farmhouse sink and upgraded cabinetry?

Eight-foot ceilings or 10-foot ceilings?

Standard trim or extensive molding?

Basic bathrooms or tile showers throughout?

Those differences matter.

One current property I represent in Darlington subdivision in Madison AL 35757, Madison County, Alabama is a perfect example.

Priced at $535,000, this full-brick home offers approximately 2,976 square feet, 4 bedrooms, a dedicated study, multiple bathrooms, a 3-car garage, approximately 0.45 acre and one-level living.

But square footage isn’t what makes this property interesting.

It’s how many features have been packed into those 2,976 square feet.

What Makes This Darlington Home Different From Other Homes Around $535,000?

This is the question I ask whenever I preview a home in Madison AL 35757:

What does this house give a buyer that competing homes at approximately the same price don’t?

Here, the list is unusually long.

Full-brick construction

Approximately 2,976 square feet

4 bedrooms

Dedicated study

One-level floor plan

3-car garage

Approximately 0.45-acre privacy-fenced lot

10-foot ceilings in the main living areas

Coffered family-room ceiling

Raised-hearth gas fireplace

Extensive molding package

5-inch and 7-inch baseboards

Quartz kitchen countertops

Tile backsplash

Farmhouse sink

Industrial-style range hood

Soft-close cabinetry

Butler’s pantry

Tile showers

Marble tile in the primary bathroom

Wood closet shelving

Tankless water heater

Trex deck

Brick landscaping borders

Large covered outdoor living area

Approximately 16′ × 20′ covered porch

Approximately 16-foot porch ceiling

That’s why I wouldn’t market this as simply another four-bedroom home in Madison.

The better comparison is:

How many of these features can a buyer duplicate in another Madison AL 35757 home around $535,000 without giving something else up?

Nearly 3,000 Square Feet Without Needing a Two-Story Floor Plan

At approximately 2,976 square feet, the home sits in an interesting size category.

It’s large enough to provide four bedrooms plus a dedicated study, substantial living space and a large primary suite, but it maintains a one-level floor plan.

That’s important.

Many buyers looking around 3,000 square feet discover that the additional square footage comes through a second story.

For buyers who prefer one-level living, nearly 3,000 square feet on one floor can be considerably harder to duplicate.

4 Bedrooms + a Real Dedicated Study

There’s a difference between:

four bedrooms where one bedroom has to become the office

and

four bedrooms plus a dedicated study.

This house gives buyers the latter.

That means someone working remotely doesn’t necessarily have to sacrifice a bedroom to create office space.

For today’s buyer, I consider that a meaningful functional advantage.

Why the 3-Car Garage Matters at This Price Point

Garage capacity is one of the first things I compare when looking at homes between approximately $500,000 and $550,000.

This property offers a 3-car garage.

That’s a substantial advantage over similar-size homes with two bays.

The third bay can be used for:

A third vehicle.

Golf cart.

Motorcycle.

Bicycles.

Lawn equipment.

Workshop.

Home gym equipment.

Recreational gear.

Or simply storage without sacrificing both vehicle spaces.

And unlike paint, flooring or countertops, adding another garage bay later is often difficult, expensive or impossible because of lot configuration and setback requirements.

That’s why I treat a 3-car garage as a genuine property feature—not just another bullet point.

The 0.45-Acre Lot Is Another Big Difference

This home sits on approximately 0.45 acre.

That’s nearly half an acre.

When buyers compare this property with newer construction around Madison and the Highway 72 corridor, lot size becomes particularly important.

Many newer communities offer attractive houses but considerably smaller lots.

Here, buyers get more outdoor room along with a privacy fence, Trex deck, covered porch and brick landscaping borders.

That creates a very different backyard experience.

A Covered Porch That’s Actually an Outdoor Living Space

The rear covered porch is approximately 16 feet by 20 feet.

That’s roughly 320 square feet of covered outdoor space.

Then add the approximately 16-foot ceiling.

That’s very different from a small covered concrete patio.

This is large enough to create an actual outdoor living area with seating, dining, television or entertaining space.

The Trex deck adds another low-maintenance outdoor component.

For buyers who entertain, grill or simply spend time outside, I would consider this one of the strongest features of the property.

A Kitchen With More Than the Standard Upgrade Package

At this price point, granite or quartz alone doesn’t make a kitchen unusual anymore.

So I look deeper.

This kitchen combines:

Quartz countertops

Tile backsplash

Farmhouse sink

Industrial-style range hood

Soft-close cabinetry

Large work surfaces

Butler’s pantry

The butler’s pantry is particularly useful because it creates additional storage and serving space between the kitchen and adjoining areas.

That’s another feature buyers don’t automatically get simply because a house is priced above $500,000.

10-Foot Ceilings Change How the Main Living Area Feels

The primary living areas feature 10-foot ceilings.

Ceiling height doesn’t add square footage, but it changes the perception of the square footage you already have.

Combined with the extensive molding package, larger baseboards and coffered family-room ceiling, the interior has more architectural detail than many production-built homes.

Coffered Ceiling + Raised-Hearth Fireplace

The family room includes a coffered ceiling and raised-hearth gas fireplace.

Again, neither feature increases the home’s square footage.

But these are exactly the architectural details I look at when comparing similarly sized homes.

A 2,976-square-foot house with standard drywall finishes is not necessarily equivalent to a 2,976-square-foot house with extensive molding, coffered ceilings and upgraded trim.

5-Inch and 7-Inch Baseboards

This may sound like a small detail until you compare homes side by side.

Larger baseboards and an extensive molding package create a more finished look throughout the home.

These are the types of upgrades buyers frequently notice subconsciously when they walk into a house even if they can’t immediately identify why one home feels more finished than another.

Bathrooms With Tile Showers

Bathroom finishes are another area where this property separates itself.

The bathrooms incorporate tile showers, while the primary bathroom goes further with marble tile flooring.

That’s a different finish level from fiberglass shower inserts and standard builder-grade bathroom packages.

Wood Closet Shelving

The closets feature wood shelving rather than basic wire shelving.

Again, not a headline feature by itself.

But when you combine wood shelving, upgraded trim, tile showers, quartz, soft-close cabinetry, butler’s pantry, 10-foot ceilings and architectural details, you begin to see why I describe this property as loaded.

It’s the cumulative upgrade package.

Tankless Water Heater

The home also includes a tankless water heater.

That’s another feature buyers often pay extra to add in new construction.

Full-Brick Construction

The house is full brick, another feature worth comparing against newer Madison-area inventory where exterior material combinations can vary.

For buyers specifically seeking brick construction, that narrows the competing inventory.

What $535,000 Buys in Madison AL 35757

This is where the market data becomes useful.

Recent 35757 data shows a median sale price of approximately $379,000 and a median sale price around $173 per square foot.

At $535,000 and approximately 2,976 square feet, this home is around $180 per square foot.

That means the home is clearly above the ZIP’s median total price—but only modestly above the broader ZIP’s price-per-square-foot benchmark.

That distinction matters.

A buyer isn’t simply paying more because the house costs $535,000.

They’re purchasing a substantially larger and much more feature-rich property than the typical 35757 home.

How Does It Compare With Similar-Size Homes in Madison AL 35757?

This is the comparison I think buyers should make.

Recent 35757 sales demonstrate just how different homes around 2,800–3,400 square feet can be.

Properties in that size range have recently sold from the low-$400Ks into the $600Ks depending on age, lot, garage, neighborhood, finishes and amenities.

So square footage alone doesn’t determine value.

For this property, the competitive argument is the combination of:

Nearly 3,000 square feet

4 bedrooms

Dedicated study

One-level living

3-car garage

Nearly half-acre lot

Extensive interior upgrades

Large covered outdoor living

Full-brick construction

Darlington location

Proximity to Clift Farm

That’s the package buyers need to compare.

Advantages Compared With Similar Homes Around $535,000

The strongest advantages are:

More Features Without Having to Move Into a Much Higher Price Range

Many buyers start adding upgrades to new construction and discover quickly that the advertised base price isn’t the finished price.

Three-car garage.

Larger lot.

Covered outdoor living.

Quartz.

Upgraded cabinetry.

Tile showers.

Architectural trim.

Tankless water heater.

These items add up.

Here, they’re already part of the property.

Nearly Half an Acre

Approximately 0.45 acre gives buyers more breathing room than many newer subdivision lots.

3-Car Garage

One of the property’s strongest functional advantages.

Dedicated Study

Four bedrooms remain four bedrooms because the office has its own space.

One-Level Living

Nearly 3,000 square feet without relying on an upstairs layout.

Outdoor Living

The approximately 16′ × 20′ covered porch with tall ceiling plus Trex deck creates a true entertaining space.

Interior Finish Level

The combination of molding, large baseboards, coffered ceiling, quartz, tile, wood shelving and upgraded bathroom finishes separates the house from more basic alternatives.

Disadvantages and Tradeoffs

A useful property comparison should also discuss what a buyer gives up.

Septic Instead of Public Sewer

The property uses a septic system.

Some buyers prefer public sewer.

Others are comfortable with septic, particularly when it accompanies a larger lot.

Either way, buyers should understand the difference and proper septic maintenance.

Not Madison City Schools

Despite the Madison mailing address, this property is associated with Madison County Schools, not Madison City Schools.

That’s a major distinction buyers relocating to Madison need to understand.

Above the 35757 Median Price

At $535,000, the property costs substantially more than the typical home sold across the entire ZIP.

But that’s why comparing it with the overall median alone would be misleading.

The relevant competition is larger, feature-rich homes—not every property in 35757.

Buyers Wanting New Construction May Compare It With Brand-New Homes

The home was built in 2019.

A buyer may choose new construction for warranties and completely new systems.

The counterpoint is that reproducing this combination of lot, garage and upgrades in new construction can push the final price higher.

Darlington Subdivision | Madison AL 35757 | Madison County

The home is located in Darlington subdivision in Madison AL 35757, Madison County, Alabama.

Darlington sits near the Capshaw Road / Wall Triana Highway / Highway 72 corridor, placing residents close to one of the fastest-growing shopping and dining areas in the Madison market.

And one location advantage deserves its own section.

Clift Farm Is One of This Location’s Biggest Advantages

For someone relocating to Madison, Clift Farm has become an important lifestyle anchor.

It’s not simply another shopping center.

Clift Farm combines grocery, restaurants, retail, services, housing and community gathering spaces around the Highway 72 corridor.

That means someone living in this part of Madison AL 35757 can reach a substantial amount of everyday shopping, dining and entertainment without driving into Downtown Huntsville.

Costco at Clift Farm

Costco is now part of the Clift Farm retail mix.

For buyers who already shop at Costco, having one in the immediate Madison/Highway 72 corridor is a legitimate convenience advantage.

Publix at Clift Farm

Clift Farm also has Publix, giving residents a major grocery option close to home.

Restaurants at Clift Farm

This is where the area has changed dramatically.

Current Clift Farm dining options include:

Stoney River

Cooper’s Hawk Winery & Restaurant

Chuck’s Fish

Grimaldi’s Pizzeria

Melt

Jonathan’s Grille

Bad Daddy’s Burger Bar

CAVA

Taco Mama

First Watch

Jim ‘N Nick’s Bar-B-Q

Walk-On’s Sports Bistreaux

Maple Street Biscuit Company

Rock N Roll Sushi

Steam Boys

Tikka Shack

Capriotti’s

Culver’s

Five Guys

Slim Chickens

Chipotle

Chick-fil-A

Nothing But Noodles

Playa Bowls

Cinnaholic

Cookie Fix

Nothing Bundt Cakes

Starbucks

That’s a substantial dining concentration within the Highway 72/Clift Farm corridor.

For relocation buyers, this is one reason I no longer describe this part of Madison as simply “close to Highway 72.”

There’s now a real dining and lifestyle destination nearby.

Clift Farm Village Green

Clift Farm’s Village Green gives the development another dimension.

The area hosts community activities such as markets, movie nights, concerts and other events.

That provides residents with something beyond retail and restaurants.

Other Clift Farm Services

Clift Farm also includes services and businesses such as:

Mountain High Outfitters

HOTWORX

Hand & Stone Massage

Pet Paradise

Veterinary specialty/emergency care

Banking

Dental services

Eye care

Pet supplies

Salon/nail services

That means many routine errands can be handled within the same commercial area.

Highway 72

Highway 72 is the major east-west commercial corridor serving this portion of Madison.

Heading east connects residents toward Madison Hospital, Research Park, Bridge Street, MidCity and Huntsville.

Heading west provides access toward Athens and Limestone County.

The disadvantage is traffic.

Highway 72 can become congested during peak commuting and shopping periods.

That’s something relocation buyers should know before choosing a home based only on mileage.

Wall Triana Highway

Wall Triana provides an important north-south connection through Madison and the surrounding area.

For Darlington, Wall Triana is particularly relevant because it connects the neighborhood toward Highway 72 and other Madison corridors.

Capshaw Road

Capshaw Road provides another important east-west connection through this part of Madison County.

Madison Hospital

Madison Hospital is located along the Highway 72 corridor and is one of the major healthcare anchors serving Madison.

For medical professionals, this portion of 35757 can be particularly convenient compared with neighborhoods farther east or south.

Cummings Research Park

Cummings Research Park is southeast/east of this part of Madison and remains one of North Alabama’s most important employment centers.

Research Park houses major aerospace, engineering, technology and defense employers.

For relocation buyers working in Research Park, Darlington and 35757 deserve comparison with 35758, Providence, Monrovia and other nearby areas.

Redstone Arsenal

Redstone Arsenal is another major employment anchor.

But I don’t tell clients a house is simply “X minutes from Redstone Arsenal.”

Redstone is enormous.

The relevant commute depends on the employee’s gate and work location.

Gate 9 can be particularly relevant for employees coming from the Research Park/Madison side.

Gate 7 may make more sense for employees working toward the Martin Road side.

Other positions may favor Gates 1, 3, 8 or 10.

When I’m helping someone relocate to Huntsville for Redstone, FBI, NASA, Space Command or a defense contractor, I want to know where they’re actually working before recommending a neighborhood.

Bridge Street Town Centre

Bridge Street provides another major shopping, dining and entertainment destination near Research Park.

Residents can access:

Shopping.

Restaurants.

Movie theater.

Hotels.

Entertainment.

Walking areas.

MidCity District

MidCity has become another major Huntsville entertainment destination.

It includes restaurants, retail, recreation and events.

Orion Amphitheater

The Orion Amphitheater at MidCity brings major concerts and events to the Huntsville area.

For buyers moving from larger metro areas, having entertainment options such as Orion, MidCity and Clift Farm helps explain why Madison’s lifestyle offerings have expanded so quickly.

Town Madison & Toyota Field

Town Madison sits along I-565 and includes Toyota Field, home of the Rocket City Trash Pandas.

The development also adds restaurants, hotels and entertainment.

Downtown Madison

Historic Downtown Madison offers a completely different atmosphere from Clift Farm.

Main Street includes local businesses, restaurants and community events.

That gives Madison residents both newer mixed-use development and an established downtown district.

Huntsville International Airport

Huntsville International Airport is west of Huntsville along I-565.

For people who travel frequently for aerospace, defense, engineering or corporate work, Madison generally provides easier airport access than many eastern Huntsville neighborhoods.

Downtown Huntsville

Downtown Huntsville continues to expand with restaurants, entertainment, Big Spring International Park, the Von Braun Center and employment.

From Madison AL 35757, residents typically use Highway 72 and/or I-565 corridors depending on destination and traffic.

Huntsville Hospital

The Huntsville Hospital medical district is farther east toward central Huntsville.

Healthcare employees should compare this commute with South Huntsville and central Huntsville alternatives.

Outdoor Recreation Near Madison

Living in this part of Madison also puts residents within reach of several outdoor and recreational options.

Rainbow Mountain Nature Preserve provides hiking trails.

Dublin Park offers recreation facilities in Madison.

Palmer Park provides sports fields and recreation.

Mill Creek Greenway provides walking and biking opportunities.

And Clift Farm itself incorporates outdoor gathering spaces and community events.

Schools Serving This Darlington Home

The current listing identifies:

Endeavor Elementary School

Monrovia Middle School

Sparkman High School

These are associated with Madison County Schools.

This is important because a Madison AL 35757 mailing address does not automatically mean Madison City Schools.

Buyers should always verify school zoning directly with Madison County Schools before purchasing because attendance boundaries can change.

Madison County vs. Madison City — Why Buyers Need to Understand the Difference

This is one of the most common relocation questions I receive.

“Madison” can refer to:

The City of Madison.

A Madison mailing address.

Madison County.

Or a Madison ZIP code.

Those aren’t necessarily the same thing.

This property is in Madison AL 35757 and Madison County and is associated with Madison County Schools.

That’s exactly the kind of distinction an out-of-state buyer can easily miss when searching online.

Septic System

The home is served by septic rather than public sewer.

That’s common in portions of the Madison County/Monrovia area.

For buyers coming from neighborhoods where every property has municipal sewer, it’s important to understand septic maintenance and location.

One potential benefit is that neighborhoods using septic often have somewhat larger lots because each property needs adequate land for the system.

What I’m Seeing in Madison AL 35757

35757 is one of the most diverse ZIP codes in the Madison area.

You’ll find:

Older established homes.

Smaller entry-level properties.

Large custom homes.

New construction.

Homes in Huntsville city limits.

Homes with Madison mailing addresses.

Madison County School properties.

Different lot sizes.

Different sewer/septic arrangements.

That makes ZIP-wide averages useful for context—but not sufficient for determining whether an individual property is priced appropriately.

Current 35757 Market Context

Recent 2026 market data places the 35757 median sale price around $379,000.

The median sale price per square foot has been approximately $173.

Homes have recently averaged around 61 days on market, although individual results vary substantially by price, condition and property type.

At $535,000, this Darlington home sits above the ZIP-wide median.

It should.

You’re not comparing it with the typical 35757 home.

You’re comparing it with larger, upgraded homes around 3,000 square feet.

What Buyers Should Compare at $500K–$550K

If I were showing a buyer homes around $535,000 in Madison, I would compare:

Square footage

One-story vs. two-story

4 bedrooms vs. 5

Dedicated office

Number of full bathrooms

2-car vs. 3-car garage

Lot size

Privacy

Sewer vs. septic

Kitchen finish level

Bathroom finish level

Ceiling height

Outdoor living

Age of home

HOA

School district

Commute

Proximity to Clift Farm

That’s how you determine whether one property offers more value than another.

Why This Home Is More Loaded Than Many Homes Around $535,000

If I had to summarize the competitive argument in one section, it’s this:

A buyer isn’t simply getting approximately 2,976 square feet.

They’re getting:

4 bedrooms

Dedicated study

One-level living

Full-brick construction

3-car garage

0.45-acre lot

Privacy fence

10-foot ceilings

Coffered ceiling

Raised-hearth gas fireplace

Extensive molding

5-inch and 7-inch baseboards

Quartz

Farmhouse sink

Industrial-style range hood

Soft-close cabinetry

Butler’s pantry

Tile showers

Marble primary-bath flooring

Wood closet shelving

Tankless water heater

Trex deck

Large covered outdoor living

That’s the point buyers need to understand.

You can find other houses around $535,000.

The harder question is:

How many will check this many boxes at the same time?

Who Does This Home Fit Best?

From a property-needs standpoint, I think this home deserves consideration from buyers prioritizing:

One-level living

Nearly 3,000 square feet

Four bedrooms

Separate home office

Three-car garage

Larger lot

Outdoor entertaining

Higher-end interior finishes

Full-brick construction

Proximity to Clift Farm

Access toward Research Park and Redstone

It may be less appropriate for someone who absolutely requires Madison City Schools, public sewer or a much smaller home.

What else can a buyer purchase around $535,000?

What school district is it actually in?

Is it sewer or septic?

How does the commute work to Research Park?

If you’re considering homes for sale in Madison AL 35757, Darlington homes for sale, Madison County homes for sale, or relocating to the Huntsville/Madison area for Redstone Arsenal, Cummings Research Park, NASA Marshall Space Flight Center, the FBI, Space Command or another North Alabama employer, don’t compare homes by photographs and asking price alone.

Compare what your money actually buys.

This Darlington property offers a combination that’s difficult to summarize in one MLS headline:

Approximately 2,976 square feet + 4 bedrooms + dedicated study + one-level living + full brick + 3-car garage + 0.45 acre + upgraded finishes + substantial outdoor living + proximity to Clift Farm.

At approximately $535,000, that’s the comparison I think matters.
