Bellawoods in Madison, Alabama: What $650K–$1.3M Buys in This Woodland Homes Community

A $650,000 to $1.3 million budget in Bellawoods in Madison, Alabama opens up two distinctly different luxury new-construction opportunities: the Craftsman Series and the larger Woodland Series. Both offer access to a growing Madison community with neighborhood amenities and Madison City Schools, but the size, garage configurations, architecture and price points can be considerably different.

Bellawoods is located in Madison, Alabama 35756, within Limestone County, on the western side of Madison and within the greater Huntsville employment market. That puts residents within reach of Cummings Research Park, Redstone Arsenal, Bridge Street Town Centre, Huntsville International Airport and Downtown Huntsville, while offering a residential setting with a resort-style pool, clubhouse, fitness center, fishing ponds, walking trails, pickleball and other neighborhood amenities.

For someone relocating to North Alabama, Bellawoods shouldn’t be evaluated simply by finding the biggest or most impressive house.

The better questions are:

As a Huntsville native, third-generation REALTOR® and someone who has spent more than two decades helping buyers and sellers throughout Madison and the Huntsville area, John Wesley Brooks with The Brooks Family of REALTORS® at Capstone Realty believes those lifestyle questions are every bit as important as the house itself.

What’s the Difference Between the Craftsman Series and the Woodland Series in Bellawoods?

This is one of the most important distinctions for buyers considering Bellawoods.

Not every Bellawoods home belongs in the same category. Woodland Homes essentially offers buyers two different luxury buying opportunities within the broader community.

Bellawoods Craftsman Series

The Craftsman Series generally occupies the $650,000–$800,000 price range and is predominantly made up of two-car-garage homes.

Woodland designed this collection around Craftsman-inspired architecture and character. Depending on the plan and selections, buyers can find details such as covered front porches, gas lanterns, built-ins, shiplap accents, barn doors, nooks and natural materials.

Current Woodland inventory illustrates the size buyers can get within this collection. Craftsman homes can reach approximately 3,000–3,600 square feet, meaning this isn’t an entry-level product simply because it sits below some of Bellawoods’ million-dollar homes.

For example, Woodland has marketed a Winfrey B at approximately 3,463 square feet with a two-car garage in the low-$700,000 range.

For buyers relocating from another state, the Craftsman Series can provide an interesting middle ground: substantial square footage, newer construction, neighborhood amenities and Madison City Schools without necessarily requiring a seven-figure budget.

Bellawoods Woodland Series

The larger Woodland Series is where Bellawoods moves farther into the luxury-home category.

This section includes larger floor plans, more opportunities for three-car garages, and homes that can exceed 4,000 square feet.

Current Woodland offerings illustrate the difference. Examples have included approximately 3,600 square feet around $800,000, nearly 4,400 square feet around $1 million, and homes exceeding 4,100 square feet around $1.05 million.

Depending on the lot, floor plan, upgrades and custom features, individual Bellawoods properties can move farther into the $1 million-plus range.

This side of Bellawoods may appeal more to buyers who prioritize a three-car garage, multiple bedroom suites, larger entertaining areas, dedicated home offices, bonus or media rooms, substantial primary suites and more overall living space.

The easiest way to understand the difference: the Craftsman Series generally provides the more approachable luxury option around $650K–$800K with predominantly two-car garages, while the Woodland Series offers larger homes, more three-car-garage opportunities and prices that can move beyond $1 million.

Who Is Woodland Homes?

Relocation buyers moving to Huntsville from another part of the country may recognize national builder names before they recognize Woodland Homes.

That’s why understanding the builder behind Bellawoods matters.

Woodland Homes is a North Alabama builder with decades of local history, rather than a company that recently entered the Huntsville market.

The company reports having built more than 3,000 homes across more than 30 North Alabama neighborhoods. Woodland’s history originates with Mike and Melissa Friday, with Mike Friday coming from a third-generation building background.

The company today also maintains an in-house plan department and Dream Design Studio, allowing buyers to work through floor plans, finishes and design selections within Woodland’s own building process.

Woodland’s history includes a substantial list of industry recognition.

Over the years, the company has earned multiple first-place Huntsville/Madison County Builders Association Parade of Homes awards. TVA named Woodland an Alabama State Champion for its EnergyRight New Homes Program.

Woodland was also recognized as the Huntsville Chamber of Commerce Small Business of the Year in 2007, received a Builder’s Choice Award in 2015 and has repeatedly appeared on national builder rankings.

Professional Builder and ProBuilder have included Woodland among America’s Housing Giants, including a #219 national ranking in 2021.

For buyers, those accomplishments provide context. The important point isn’t simply attaching the phrase “award-winning builder” to Bellawoods. It is understanding that Woodland has been building in North Alabama through multiple housing cycles and has an established footprint throughout the Huntsville market.

That’s particularly relevant when comparing Bellawoods with luxury communities built by national or newer-to-market builders.

What $650K–$1.3M Can Buy in Bellawoods

Bellawoods covers a wider price and housing spectrum than buyers may initially realize.

On the Craftsman side, buyers can find substantial homes in approximately the $650K–$800K range, depending on floor plan, lot, construction stage and selections.

Move into the larger Woodland Series and the scale changes.

Current and recent offerings demonstrate floor plans ranging from roughly the mid-3,000-square-foot range to more than 4,000 square feet, with larger homes incorporating three-car garages and more elaborate living spaces.

At the upper end, Bellawoods homes can move into and beyond the $1 million range.

For a luxury buyer, however, price per square foot shouldn’t be the only comparison.

John Wesley Brooks recommends comparing the details that affect how the home will actually function:

Garage capacity matters.

Lot placement matters.

A dedicated study matters if someone works remotely.

Main-level bedroom configurations can matter considerably for multigenerational households.

Bonus rooms, media rooms, outdoor living areas, covered porches and storage can become more important as the home’s size increases.

Even two Bellawoods homes with similar square footage and prices may provide very different lifestyles depending on the floor plan and lot.

That’s why Bellawoods should be compared home-by-home rather than simply asking, “What does a 4,000-square-foot home cost?”

Takeaway: At $650K–$1.3M, Bellawoods offers multiple levels of luxury, and the best value depends on which features matter most to the individual buyer.

Resort-Style Amenities Inside Bellawoods

One reason Bellawoods deserves consideration among Madison luxury communities is that buyers aren’t relying entirely on their individual property for lifestyle value.

Confirmed Bellawoods amenities include a resort-style swimming pool, clubhouse, fitness center, two fishing ponds, paved walking trails, pickleball facilities, playground, sidewalks and common areas.

That creates opportunities for everyday recreation without leaving the neighborhood.

Residents can walk the community in the evening, use the fitness facilities, take children to the playground or pool, fish in the neighborhood ponds or play pickleball close to home.

For buyers relocating from larger master-planned communities in Texas, Florida, Georgia, Tennessee or other parts of the country, amenities like these can be particularly important. They can provide some of the lifestyle features buyers are accustomed to while still offering access to Madison and Huntsville.

There are additional recreation options throughout Madison as well.

Dublin Park, for example, provides additional recreational facilities, including indoor pickleball opportunities. Madison and the surrounding Huntsville area also provide parks, greenways, fitness facilities and sports programs beyond the neighborhood itself.

Takeaway: Bellawoods combines larger luxury homes with neighborhood recreation, giving buyers lifestyle amenities beyond their own backyard.

Grocery Stores, Publix, Restaurants and Everyday Convenience

Luxury is great, but someone still has to buy groceries.

For relocation buyers, understanding everyday convenience can be just as useful as knowing the distance to Redstone Arsenal.

Bellawoods is positioned near the growing western Madison commercial corridor.

Depending on the exact home and route, Publix is approximately 1–1.5 miles from Bellawoods, while Kroger and additional shopping options are also within the surrounding Madison area.

Residents have restaurant and coffee options within a few miles, with substantially more dining available as you travel east through Madison toward County Line Road, central Madison, Town Madison and Bridge Street.

That means residents don’t necessarily need to drive into Huntsville for routine errands.

For more extensive shopping, dining and entertainment, Madison provides access to Town Madison, while Bridge Street Town Centre offers restaurants, retail, entertainment and additional services closer to Research Park.

This everyday convenience is an important part of Bellawoods’ appeal.

You can have a large luxury home and neighborhood amenities without giving up relatively quick access to groceries, restaurants and the services required for everyday life.

Takeaway: Bellawoods feels residential, but Publix, groceries and everyday dining remain close enough to be genuinely convenient.

How Far Is Bellawoods From Huntsville’s Major Employment and Lifestyle Destinations?

This is one of the first conversations John Wesley Brooks has with relocation buyers.

A neighborhood can look perfect on paper and still be wrong if the commute doesn’t fit your lifestyle.

Bellawoods sits off Huntsville-Brownsferry Road, with connections toward Holladay Boulevard, US-72 and the broader Madison transportation network.

Approximate planning distances from Bellawoods include:

These distances are approximate and can vary depending on the specific property, route and traffic conditions. Buyers should always check their exact workplace and preferred Redstone Arsenal gate using live navigation before purchasing.

That is particularly important for employees at Redstone Arsenal, NASA Marshall Space Flight Center, the FBI, defense contractors, Cummings Research Park and other Huntsville technology and aerospace employers.

An engineer working in Research Park may view Bellawoods differently from someone entering Redstone through Gate 9 every morning.

A frequent business traveler may place greater value on Bellawoods’ relatively convenient access to Huntsville International Airport.

Someone who works remotely may care much less about commute time and considerably more about square footage, office space and neighborhood amenities.

Takeaway: Don’t ask whether Bellawoods has a “good commute.” Ask whether Bellawoods has a good commute to your specific workplace and gate.

Madison City Schools and Bellawoods

Schools are another major consideration for luxury relocation buyers considering Madison.

Woodland Homes currently identifies Bellawoods with Russell Branch Elementary School, Liberty Middle School and James Clemens High School.

Madison City Schools has become one of the major factors driving relocation interest in Madison.

The district has received an A rating through Alabama’s state accountability system, while individual Madison schools have also posted strong accountability results.

But buyers should never rely solely on a real-estate listing, builder website or even a blog when determining school assignment.

Madison continues to grow, and zoning can change.

Before purchasing, buyers should verify the individual property address directly with Madison City Schools’ current zoning information.

This is especially important in west Madison, where residential development continues.

It also illustrates why relocation buyers should understand the difference between a mailing address, municipality, county and school district.

Bellawoods has a Madison address and is within the City of Madison while being geographically located in Limestone County.

Those distinctions can be confusing to someone moving to North Alabama for the first time.

Takeaway: Bellawoods’ Madison City Schools connection is important, but always verify the exact school assignment for the property you’re considering.

Phase 5: What’s Next for Bellawoods?

Bellawoods is still growing.

Woodland’s publicly available information currently identifies Phase 4 as selling, but another expansion is coming.

Based on local builder information I’ve received, Phase 5 of Bellawoods is currently being developed and is expected to open for contracts in October 2026.

Woodland is then planning to begin construction in Phase 5 around February or March 2027.

Because lot releases, infrastructure work and construction schedules can change, buyers should verify those dates and current availability as the development progresses.

But Phase 5 creates an important opportunity for someone planning a future Huntsville relocation.

A buyer who needs to move immediately may focus on an existing Bellawoods resale or one of Woodland’s current quick-move-in opportunities.

Someone relocating in 2027 may have an entirely different strategy.

That buyer may want to investigate upcoming Phase 5 lots, floor plans, lot placement and construction opportunities rather than limiting the search to today’s inventory.

Timing can also influence negotiations and choices.

Existing homes, builder inventory and a home constructed from an upcoming lot release aren’t interchangeable products. Each can involve different timelines, selections, incentives and negotiating considerations.

Takeaway: Buyers planning a 2027 move should investigate Phase 5 rather than assuming today’s Bellawoods inventory represents every future option.

Is Bellawoods a Good Choice for Luxury Relocation Buyers?

Bellawoods becomes particularly compelling when several priorities overlap.

A buyer wants Madison City Schools.

And their budget falls somewhere between approximately $650,000 and $1.3 million.

Bellawoods can potentially satisfy all of those requirements.

But the community isn’t one-size-fits-all.

A buyer who values Craftsman architecture and doesn’t need a three-car garage may find the Craftsman Series provides everything necessary without moving into the million-dollar range.

Another household may specifically need a three-car garage, 4,000-plus square feet, multiple bedroom suites, dedicated office and bonus space. That buyer should probably concentrate on the larger Woodland Series.

A future buyer may decide neither current option is ideal and investigate Phase 5 instead.

That’s where local market knowledge becomes more valuable than simply receiving an automated list of available homes.

John Wesley Brooks and The Brooks Family of REALTORS® at Capstone Realty help relocation buyers compare the house, neighborhood, commute, schools, builder, future development and lifestyle together.

The goal isn’t to convince every luxury buyer that Bellawoods is the answer.

It’s to determine whether Bellawoods is the right answer for that particular buyer.

How I Recommend Comparing Bellawoods With Other Madison Luxury Communities

Start with your commute before choosing your floor plan.

Then determine which Bellawoods product fits.

Do you actually need a three-car garage?

Would approximately 3,000–3,600 square feet work, or do you need 4,000-plus?

Do you want Craftsman architecture?

Would you rather purchase something already completed, buy current builder inventory or wait for a future construction opportunity?

Next, compare lot placement and outdoor living.

At this price level, buyers shouldn’t choose based solely on countertops and cabinet colors. Those can often be changed.

Lot location, garage configuration, floor plan and neighborhood position are much harder to change.

Finally, compare Bellawoods against other Madison and Huntsville luxury neighborhoods using the same criteria: price, house, lot, amenities, schools, commute and long-term lifestyle.

That’s how a relocation buyer turns a weekend of looking at impressive houses into an actual real-estate strategy.

The Bottom Line on Bellawoods in Madison, Alabama

Bellawoods offers something relatively distinctive in the Madison luxury market because buyers can choose between two different levels of Woodland Homes construction within the same broader community.

The Craftsman Series generally provides the $650K–$800K lane, with predominantly two-car garages, substantial floor plans and character-focused Craftsman architecture.

The larger Woodland Series takes buyers farther into the luxury category, with larger floor plans, more three-car-garage opportunities and homes reaching $1 million and beyond.

Add the resort-style pool, clubhouse, fitness center, fishing ponds, walking trails, pickleball, playground, Madison City Schools, nearby Publix and restaurants, access to Huntsville International Airport and reasonable connectivity to Research Park, Bridge Street, Redstone Arsenal and Downtown Huntsville, and Bellawoods becomes a community luxury relocation buyers should understand—not simply another collection of new homes.

And with Phase 5 expected to begin opening new opportunities, the Bellawoods story isn’t finished.
