If you want speed and a strong net, your first 14 days must sing. Here are the momentum-killers I see most often in North Alabama—and exactly how to fix them before you go live.
Overpricing (even by 2–5%)
In this market, a small miss cuts your showings in half and forces reductions later.
Fix: Price in the lane (street-level comps), and—when it makes sense—position just below a search threshold to widen your buyer pool.
Picking the Wrong Agent (or an Unprepared FSBO)
Generic marketing and fuzzy pricing = longer DOM and lower net.
Fix: Hire a pro with a photo-first plan, pricing psychology, and a 7–10 day feedback loop. (FSBO? At least pay for pro photos and a flat-fee MLS entry—then be fanatical about access and paperwork.)
Low-Quality Photos
Your first showing happens online. Dim, crooked, or over-edited photos kill clicks.
Fix: Bright whites, straight verticals, intentional sequencing: Exterior → Kitchen → Living → Primary → Outdoor → Best secondaries. Add a 15–30s vertical reel.
Clutter and Personalization
If buyers can’t picture their life, they won’t write your offer.
Fix: Edit 30–40% of items, clear counters, store extra furniture, and neutralize walls. “Blank canvas” sells.
Skipping Staging (Especially When Vacant)
Empty rooms feel smaller and confuse buyers.
Fix: Light, neutral staging (or realistic virtual staging) to show function and scale. Keep it calm and camera-friendly.
